In today’s fast paced life, judicious use of assets is a must. Life is so dynamic that many assets reach high level of value & may also decline in value subsequently.

In our case the assets are real estate assets which an individual or an agency holds. The value of this asset is influenced by multiple parameters with government rules & regulations being a major influence. Hence, the on ground situation of the land may or may not vary to a large extent. But due to government bye laws & master plans, it’s value may appreciate or deteriorate markedly.

In view of this scenario technical analysis of an asset plays a major part. The asset may be agricultural land, commercial land or residential land or others. It may be an individual built up structure or a part, inside a built-up structure. The crucial thing is to understand the underlying value of the asset & have a view of the future so as to optimally utilize the asset in the best possible way. This technical appraisal also helps to not get involved in assets which are seemingly prone to depreciation in the near future. The appraisal involves sound knowledge of all government norms & policies & the market scenario to work out the best possible development option.
